Registration tax when buying a home in Flanders

When you buy a home in Flanders, you pay registration tax. The rate depends on your situation.
The rates in brief
- Only and own home: since 1 January 2025 a reduced rate of 2% applies if you live there yourself and own no other home.
- The former extra-reduced rate for a major energy renovation was abolished for sale agreements signed from 1 January 2025.
- Other purchases, such as a second home or an investment: 12%.
The reduced rate comes with conditions. For example, you may not own another home and must register at the address within three years of the deed. Always check the current rules with the Flemish Tax Administration or your notary.
