Letting a home in Flanders: the basic rules

Since 2019 the Flemish Residential Tenancy Decree applies in Flanders. Anyone letting a home must take a number of rules into account.
The main rules
- Advert: always state the rent and the common charges.
- EPC: required for lettings. The label and score belong in the advert.
- Rental deposit: at most three months' rent.
- Registration: the landlord must register the lease. This is free.
- Inventory: mandatory, drawn up with both parties present.
- Quality: the home must meet the Flemish minimum quality standards.
- Fire insurance: both tenant and landlord must be insured.
