Selling your home in Flanders: which certificates do you need?

Anyone selling a home in Flanders must inform the buyer correctly in advance. Part of that information must already appear in the advert. Below are the main certificates.
The main certificates
- EPC (energy performance certificate): required for a sale. The EPC label and score must appear in the advert.
- Asbestos certificate: required for buildings built before 2001.
- Electrical installation inspection report.
- OVAM soil certificate: required when selling land, including land with a house on it.
- Planning information: permits, zoning, any summons, pre-emption right and subdivision permit.
- Flood risk: the P score (plot) and G score (building) must appear in the advert.
- Post-intervention file, if works have been carried out since 2001.
Renovation obligation for the buyer
Anyone buying a home with an EPC label E or F must renovate it to at least label D within five years of the purchase. This affects the price buyers are willing to pay. A realistic valuation takes that into account.
